Building Information Modelling known as BIM has now penetrated the construction sector and is a well-discussed term among Estimators and Surveyors.
To begin with, I would like to focus on the fact that BIM is not just a mere software which you can simply purchase and deploy in your organisation, but is an entirely new process.
Building Information Models comprise of 3D digital representations of both the functional and physical features including spatial relationships, constraints coupled with project dependencies with together comes as a perfect amalgamation for decision making.
‘’Information,’’ plays a crucial role here which is collected and shared among the primary stakeholders during the lifecycle of the project
So what is the role of 5D BIM? In simple words it is the process of implementing the two additional dimensions of time and costs to the model.
5D BIM brings in huge benefits for the Estimator/QS once it integrates with the workflow. With 5DBIM, it is possible to know in advance about clashes between architectural, plumbing and electrical blueprints that are difficult to detect in 2-Dimensional blueprints.
This results in a better integrated environment in the entire construction project. It also enables the Estimators to cater to client’s requirements more effectively, concluding in better quality outcomes.
An automated process of quantity generation also results in a faster and precise analysis of data for an impactful advice. It also enables the Estimator to identify ways to enhance project design, performance and efficiency.
Compatibility of files is another important aspect of a 5D BIM environment which is why a cutting-edge 5D BIM solution should include support for files such as DWG, IFC etc.
Automated contracts management on the 5DBIM digital project management platform enables visual tagging of relevant vendor contracts to efficiently manage warranties, payment schedules and scheduled maintenance and replacements in a proactive manner.
This itself makes vendor and assets management easier as compared to manual systems, saving significant amount of money on the project across the life cycle, starting from planning to execution to post-commissioning operations and maintenance.
A classic case of a successful 5D BIM implementation comes as the Nagpur Metro Rail Corporation Limited & Pune Metro Rail Corporation Limited of MAHA Metro, a joint-venture by the Govt. of India and Govt. of Maharashtra which is establishing country’s first technology-enabled mega metro-rail project for making Nagpur a city of future. With one of the most efficient Metro projects being planned in the country, the project is leveraging an inclusive development model. In line with the global best practice, Maha Metro has adopted this pioneering approach of digital project management on 5D BIM integrated with SAP ERP supported by Owner’s support office to complete its Nagpur and Pune Metro Projects. The entire ecosystem of Maha Metro including GC, DDC’s and Contractors are using this digital platform under a common data environment.
To conclude, my suggestion to organisations eyeing to implement a 5D BIM workflow with minimum disruption is to adopt a proper BIM strategy , invest in proper training after you procure a software. While software alone doesn’t constitute as a BIM solution, it sure, however, comes as an enabler for BIM and is a strategic starting point.
